Lagos Life houses: every home, the rent, and what it costs to move in
Lagos Life has 5 homes, from a face-me-I-face-you in Mushin to a mansion on Banana Island — and the rent runs from ₦2,400 a week to ₦1,500,000. Rent is charged every Saturday, and moving house is not just the weekly figure: it costs three weeks of rent to get through the door. Here is every number.
On this page
1. All five homes, side by side
| Home | Area | Rent / week | To move in | Room | Guests | Comes with |
|---|---|---|---|---|---|---|
| Face-me-I-face-you · Hard start | Mushin | ₦2,400 | chosen at creation | 6×6 | 3 | 9 items |
| Self-contain · Balanced | Yaba | ₦6,000 | chosen at creation | 7×7 | 5 | 10 items |
| Mini-flat · Big spender | Lekki Phase 1 | ₦17,000 | chosen at creation | 10×10 | 8 | 9 items |
| Duplex · Luxury | Ikoyi | ₦250,000 | ₦750,000 | 12×12 | 12 | nothing — you buy it all |
| Mansion · Billionaire | Banana Island | ₦1,500,000 | ₦4,500,000 | 14×14 | 18 | nothing — you buy it all |
The rent column is what the game charges you every Saturday. The move-in column is what it costs to relocate there later — for the two homes you cannot start in.

2. What you can pick at creation
Character creation only offers the homes that are not marked move-in only, and each one comes with a different opening balance — the trade is smaller rent against less cash:
| Home | Rent / week | Cash you start with | Available? |
|---|---|---|---|
| Face-me-I-face-you · Mushin | ₦2,400 | ₦16,000 | Yes |
| Self-contain · Yaba | ₦6,000 | ₦36,000 | Yes |
| Mini-flat · Lekki Phase 1 | ₦17,000 | ₦104,000 | Nepo Baby only |
| Duplex · Ikoyi | ₦250,000 | — | Move-in only |
| Mansion · Banana Island | ₦1,500,000 | — | Move-in only |
Two things follow from that table. The first is that Lekki is not a free choice: the option exists at creation but is only selectable if the birth lottery gave you a Nepo Baby, who gets the flat with the rent already paid. The second is that the bigger starting balance does not make Yaba the better opener — a larger rent is a larger weekly deadline, and the deadline is the thing that actually hurts.
If you have not rolled your start yet, that choice is a separate decision with its own maths — see Nepo Baby vs LAPO Baby.
3. How Saturday rent actually works
Rent is weekly, it is charged on Saturday, and it is the only hard deadline in the early game. The game takes it from your balance that morning; the clock on it is 09:00.
Three consequences that are easy to miss:
- Unpaid rent becomes arrears, not a reset. What you could not pay is carried as money you owe, and the game will not let you move house while it is outstanding.
- The landlord turns up. The game has a landlord event that demands the arrears at your door, with two options: beg for more time (a Charisma check) or pay whatever you have towards it.
- Eviction exists. The game carries an evicted outcome that moves you back into a face-me-I-face-you in Mushin — with your possessions filtered down to what fits a 6×6 room. Losing the furniture is the expensive part, not losing the address.
Running out of money on a Saturday is therefore the worst thing that can happen to a young Sim, which is why the skills page and the shift guide both come back to the same point: raise income before you raise your rent.
4. Moving up: the 3× rule
Relocating is priced as three weeks of rent, split into two parts, and the split matters:
| Home | Rent / week | 2 weeks' advance | Agent fee | Total to move in |
|---|---|---|---|---|
| Face-me-I-face-you · Mushin | ₦2,400 | ₦4,800 | ₦2,400 | ₦7,200 |
| Self-contain · Yaba | ₦6,000 | ₦12,000 | ₦6,000 | ₦18,000 |
| Mini-flat · Lekki Phase 1 | ₦17,000 | ₦34,000 | ₦17,000 | ₦51,000 |
| Duplex · Ikoyi | ₦250,000 | ₦500,000 | ₦250,000 | ₦750,000 |
| Mansion · Banana Island | ₦1,500,000 | ₦3,000,000 | ₦1,500,000 | ₦4,500,000 |
The advance is not a fee — it is your first two Saturdays already paid, so the first two weeks in a new home cost you nothing on the rent line. The agent fee is simply gone. Practically: stepping up from Mushin to Yaba needs ₦18,000 in hand, and Mushin to Lekki Phase 1 needs ₦51,000.
Beyond the cash, the game blocks a move while any of these is true:
- You still owe rent — the arrears have to be cleared first.
- You are mid-shift. The game tells you to finish your shift first.
- You are travelling. The game tells you to wait until you arrive.
5. The order to do things in
- Start in Mushin. ₦2,400 a week is the smallest weekly deadline in the game, and the ₦16,000 you start with covers more than six Saturdays of it.
- Get the cheapest career income moving first. A promotion roughly doubles your per-shift pay — see the shift guide for what gates it.
- Buy a side business before you buy a better address. The POS stand at ₦500,000 pays back its own price in about 111 shifts, which no house does — the full ranking is on the money guide.
- Then move. Three weeks of rent in hand, arrears at zero, and not mid-shift.
- Leave Ikoyi and Banana Island until last. Both come unfurnished, so the purchase price is the smaller half of the bill.
Frequently asked questions
How much is rent in Lagos Life?
Between ₦2,400 and ₦1,500,000 a week depending on the home. Face-me-I-face-you in Mushin is ₦2,400, a self-contain in Yaba is ₦6,000, a mini-flat in Lekki Phase 1 is ₦17,000, the Ikoyi duplex is ₦250,000 and the Banana Island mansion is ₦1,500,000.
When is rent due in Lagos Life?
Every Saturday. Rent is taken weekly, and the game charges it on Saturday morning — so your first week is about making sure Saturday cannot catch you short.
How much does it cost to move house?
Three weeks of rent: two weeks paid up front as an advance, plus one week of agent fee. So moving to the Ikoyi duplex costs ₦750,000 and the Banana Island mansion ₦4,500,000. The two-week advance is what covers your first two Saturdays in the new place.
Can I start the game in Banana Island?
No. The Ikoyi duplex and the Banana Island mansion are move-in only and cannot be chosen during character creation. At creation you pick between Mushin, Yaba, and Lekki Phase 1 — and Lekki is only selectable if you rolled a Nepo Baby.
What happens if I cannot pay my rent?
The unpaid amount becomes arrears rather than disappearing, which blocks you from moving anywhere until you clear it, and the landlord turns up at your door demanding it. The game also carries an eviction outcome: you move back into a face-me-I-face-you in Mushin with your furniture cut down to what fits a 6×6 room.
Which home should I pick first?
Mushin, almost always. The cheapest rent keeps your weekly obligation small while you build income and buy your first side business. Moving up is something you do with money you have already made, not a way to make money.
